Langley Neighbourhood Guide

Willoughby vs Willowbrook

Two neighbourhoods, one address that gets you both
Aerial view of Willoughby and Willowbrook neighbourhoods in Langley, BC

Overview

If you're buying in Langley, the choice usually comes down to two neighbourhoods: Willoughby, the newer family-oriented residential area north of Highway 1, and Willowbrook, the long-established retail and transit hub to the west. Each has a distinct rhythm. Addition sits on the seam between them – a quiet Willoughby street with Willowbrook's shopping, restaurants and the future SkyTrain a short drive away.

At a glance

Willoughby – Newer, residential, family-led. Master-planned townhome and single-family communities, modern schools, parks, quieter streets. Best for families prioritising schools, green space and newer construction.

Willowbrook – Established, denser, retail and transit-led. Anchored by Willowbrook Shopping Centre and the future Willowbrook SkyTrain Station. Best for buyers prioritising walkability to shops, services and rapid transit.

Schools and families

Willoughby has the strongest concentration of modern Langley public schools, including R.C. Garnett Demonstration Elementary, Yorkson Creek Middle and R.E. Mountain Secondary (home to Langley's IB Diploma Programme). The neighbourhood was planned around young families, with traffic-calmed streets, playgrounds and community parks within walking distance of most homes. Willowbrook is served by H.D. Stafford Middle, Langley Secondary and a handful of elementaries, with a slightly older school stock and more commercial frontage between residential blocks.

Transit and the future SkyTrain

Willowbrook is closer to the future Willowbrook SkyTrain Station, part of the Surrey–Langley SkyTrain extension scheduled to open by 2029. Willoughby is served today by Carvolth Exchange's rapid bus routes (R6/R1, 555) directly into Surrey, Burnaby and downtown Vancouver, with the future Willowbrook station a short drive or bike away. From Addition at 20335 70A Avenue you reach both Carvolth and the future SkyTrain in under ten minutes.

Shopping, dining and daily errands

Willowbrook is Langley's retail spine. Willowbrook Shopping Centre, big-box clusters along 200 Street and the Langley Bypass, and a deep restaurant lineup mean almost any errand finishes in one neighbourhood. Willoughby's retail is smaller and more local – Willoughby Town Centre, Yorkson Village and 208 Street – tuned to daily-needs grocery, coffee, fitness and casual dining. Buyers who prioritise restaurant variety and one-stop retail tend to value Willowbrook proximity; buyers who prefer quieter neighbourhood storefronts tend to prefer Willoughby.

Parks, recreation and green space

Willoughby leads on parks and trails – Yorkson Community Park, Willoughby Community Park and the Yorkson Creek trail system give families room for sports, dogs and stroller walks. Willowbrook has fewer large parks but better access to Langley Events Centre, Walnut Grove Community Centre and recreation facilities just north. Both neighbourhoods are within a 10–15 minute drive of Campbell Valley Regional Park.

New townhomes: where they're being built

Most of Langley's new townhome construction over the past decade has happened in Willoughby. Master-planned communities, larger 3 bedroom plans and rooftop-patio designs have concentrated here because of the available land, family demographic and proximity to schools. Willowbrook is densifying around the future SkyTrain, but with more mid-rise condos than townhomes. For modern 3 bedroom townhomes with rooftop patios and EV-ready garages, Willoughby is where to look – and Addition is one of the few Willoughby projects designed specifically for buyers who want easy access to Willowbrook as well.

Which neighbourhood is right for you?

Pick Willoughby if you're prioritising schools, parks, newer construction and a residential family rhythm. You'll trade a few minutes of drive time for a quieter street and more outdoor space.

Pick Willowbrook if walkability to shops, restaurants and the future SkyTrain matter more than yard size or school selection. You'll get convenience at the cost of busier streets.

Or pick the border. Addition is positioned between the two – a quiet Willoughby address with Willowbrook's retail, restaurants and future SkyTrain within easy reach.
