1. About this Privacy Policy

Redekop Ferrario Properties (Willoughby) Corp. (“Redekop Ferrario Properties,” “we,” “our,” or “us”) operates the Addition marketing website at https://addition-living.ca (the “Website”). This Privacy Policy explains what personal information we collect through the Website, how we use and disclose it, and the choices you have. We are committed to handling your personal information in accordance with applicable Canadian privacy and anti-spam laws, including British Columbia’s Personal Information Protection Act (PIPA), the federal Personal Information Protection and Electronic Documents Act (PIPEDA) where applicable, and Canada’s anti-spam legislation (CASL).

2. Personal information we collect

We collect personal information directly from you when you submit our registration form, contact us by email, telephone, text, or post, or otherwise interact with us in connection with the Website. We also automatically collect limited technical information about how you use the Website.

Information you provide through the registration form

Our registration form at https://addition-living.ca/register/ collects the following information from you:

  • first name and last name (required);
  • email address (required);
  • phone number (required);
  • mailing address and postal/ZIP code (optional);
  • whether you are a realtor and, if not, whether you are working with a realtor;
  • how you heard about us (e.g., community advertising, friends and family, online ads, signage, social media, etc.); and
  • your express consent (via tick-box) to receive commercial electronic messages from us.

Information you provide by email, phone, or in person

If you contact us by email, telephone, text, or in person — for example, at a presentation centre — we collect the information you choose to share, which typically includes your name, contact details, and the substance of your inquiry.

Information collected automatically

When you visit the Website, our service providers automatically collect technical information about your device and your interaction with the Website, including IP address, browser type and version, operating system, referring URLs, pages viewed, time spent on pages, and the date and time of access. This is described further under Section 6 (Cookies and similar technologies) below.

3. How we use your personal information

We collect, use, and disclose personal information only for purposes a reasonable person would consider appropriate in the circumstances, and only for the following purposes:

  • to respond to your inquiries and to provide you with information about Addition and other Redekop Ferrario Properties developments;
  • to manage our prospect and registrant database, including by recording your communications preferences and the source through which you became aware of the project;
  • with your express consent, to send you commercial electronic messages such as newsletters, project announcements, event invitations, and updates about pricing or availability;
  • to administer, operate, secure, and improve the Website;
  • to measure the effectiveness of our marketing campaigns and, where you have consented to advertising cookies, to deliver and measure interest-based advertising on third-party platforms; and
  • to comply with our legal and regulatory obligations and to establish, exercise, or defend legal claims.

4. Consent

By providing personal information to us, you consent to the collection, use, and disclosure of that information as described in this Policy. Where the law requires a higher standard of consent — in particular for sending commercial electronic messages — we will obtain your express, opt-in consent before doing so.

Express consent for commercial electronic messages (CASL)

Under CASL, we cannot send you commercial electronic messages (such as marketing emails or texts) without your express, opt-in consent. We obtain that consent through a dedicated, unchecked tick-box on our registration form. You can withdraw your consent at any time, free of charge, by:

  • clicking the unsubscribe link included in every commercial electronic message we send;
  • emailing us at info@addition-living.ca with the subject line “Unsubscribe”; or
  • writing to us at the address in Section 12 below.

We will give effect to a withdrawal of consent within 10 business days, as CASL requires. Withdrawal of consent for marketing messages does not affect our ability to send you transactional or service messages (for example, replies to inquiries you have initiated) or to retain information we are required to keep by law.

Withdrawing other consent

Subject to legal or contractual restrictions and reasonable notice, you can withdraw your consent to the collection, use, or disclosure of your personal information at any time by contacting us at the address in Section 12. We will explain the consequences of withdrawal, and in some cases withdrawing consent may mean we cannot continue to provide you with information or services.

5. How we share your personal information

We do not sell or rent your personal information. We share personal information only as described below: (a) with our affiliated companies, where doing so is consistent with the purposes set out in this Policy; (b) with service providers acting on our behalf under written agreements that restrict their use of personal information to the services they provide to us; (c) where you have directed us to do so (for example, if you ask us to share your details with a realtor); and (d) where required or permitted by law.

Affiliated companies

“Affiliated companies” means corporate entities that control, are controlled by, or are under common control with Redekop Ferrario Properties, including any other development entity formed for, or marketing under, the “Redekop Ferrario Properties” or “RFP” brand. We share personal information with affiliated companies only where reasonably connected to the purposes described in this Policy — for example, to respond to your inquiries, or to provide you with information about other Redekop Ferrario Properties developments where you have provided the necessary consent. Affiliated companies are required to handle personal information consistently with this Policy.

Service providers

The following service providers process personal information on our behalf in connection with the Website. Place of processing and the relevant provider’s privacy policy are noted for each.

Lasso CRM (ECI Solutions, Inc.)

Lasso CRM is a customer-relationship-management and email-marketing platform we use to manage prospect and registrant information and to send communications relating to Addition and other Redekop Ferrario Properties developments. Information processed: registration-form fields, communication history, and interaction data (email opens, clicks, etc.). Place of processing: Canada and the United States. Privacy Policy.

Google Analytics (Google LLC)

Google Analytics provides aggregated reporting on Website traffic and use. Information processed: cookies, device identifiers, and usage data (as listed in Section 2 above). Place of processing: United States. Privacy Policy · Opt out (browser add-on).

Google Ads (Google LLC)

Google Ads and Google Ads conversion tracking allow us to deliver advertising for Addition on the Google advertising network and to measure the effectiveness of that advertising. Where you have consented to advertising cookies, this service may also be used for remarketing — that is, showing you ads after you visit the Website. Information processed: cookies and usage data. Meta Pixel (Meta Platforms, Inc.)

The Meta Pixel allows us to deliver and measure advertising for Addition on Facebook and Instagram and, where you have consented to advertising cookies, to build custom audiences and conduct remarketing. Information processed: cookies, device identifiers, usage data, and — via Meta’s Advanced Matching feature — hashed (one-way encrypted) contact information you have provided to us, such as your email address and phone number. Hashed contact information helps Meta match your visit to your Meta account for measurement and audience-building. Place of processing: United States. Privacy Policy · Ad-preferences opt-out.

Google reCAPTCHA (Google LLC)

We use Google reCAPTCHA to protect our registration form and other interactive elements of the Website from automated abuse (bots and scripted submissions). reCAPTCHA analyzes interactions with the Website — including mouse movements, scrolling behaviour, and device and browser information — to distinguish humans from automated traffic. Information processed: IP address, device and browser information, cookies and interaction data, and (for reCAPTCHA Enterprise) hashed account identifiers. Place of processing: United States. Because reCAPTCHA is necessary to protect the Website and our registration form from automated abuse and fraud, it falls under the Necessary cookie category — it operates on every page regardless of your other cookie preferences.

This Website is protected by reCAPTCHA and the Google Privacy Policy and Terms of Service apply.

TrustedSite (TrustedSite, Inc.)

We use TrustedSite (formerly McAfee SECURE), provided by TrustedSite, Inc., to scan the Website for security issues (such as malware and phishing) and to display a security trust badge to visitors. Information processed: IP address, browser and device information, page URLs, and cookies. Place of processing: United States. Privacy Policy.

TrustedSite is provided through our hosting platform and operates on every page of the Website as part of the Website’s security infrastructure.

Website hosting and form delivery

The Website is built on the WordPress platform and hosted by our hosting provider. Registration-form submissions are processed by a forms plugin (with reCAPTCHA spam protection, as described above) running within our hosting environment. Information processed: form-submission contents and basic technical metadata necessary to deliver and secure the form. Our hosting provider acts as a service provider on our behalf and is restricted by contract to processing personal information only for the services it provides to us.

Embedded content from third-party websites

Pages on the Website may include embedded content from other websites — for example, Google Maps for the project location, and may include videos (such as YouTube or Vimeo) showcasing Addition, the surrounding neighbourhood, or floorplans. Embedded content from third-party websites behaves in the same way as if you visited that website directly. These third parties may collect information about you, set their own cookies, embed additional tracking, and monitor your interaction with the embedded content — including, if you have an account with the third-party site and are logged in, tracking your interaction with that content. We do not control these third parties; their handling of your personal information is governed by their own privacy policies, which we encourage you to review.

6. Cookies and similar technologies

Cookies are small text files placed on your device when you visit a website. We and our service providers use cookies and similar technologies (such as web beacons and pixels) on the Website. Our cookie banner organizes them into the following categories:

Category Purpose
Necessary Required to enable the basic features of the Website, such as page navigation, form submission, security and fraud prevention (including Google reCAPTCHA, as described in Section 5), and saving your consent preferences. The Website cannot function properly without these and they cannot be switched off.
Functional Help perform certain additional functionalities, such as remembering preferences or enabling third-party features. Currently the Website does not actively set functional cookies, but the category is available in the banner if functional features are added in the future.
Performance Help us understand and analyze the Website’s performance — for example, how quickly pages load and which pages are most visited — so we can deliver a better user experience.
Analytics Help us understand how visitors interact with the Website by providing information in aggregate (e.g., number of visitors, bounce rate, traffic source, pages viewed, time on page). We use Google Analytics for this purpose.
Advertisement Used by us and our advertising partners (Google Ads and Meta) to deliver advertising relevant to your interests, to measure the effectiveness of advertising campaigns, and for remarketing on third-party platforms.

Managing cookies

You can control your cookie preferences through our cookie banner. Necessary cookies are set automatically because the Website cannot function without them; all other categories (Functional, Performance, Analytics, and Advertisement) are off by default and only set if you give your consent. You can change your choices at any time using the “Cookie Preferences” link in the Website footer.

You can also configure your browser to refuse cookies or alert you when cookies are being sent. The Help menu of most browsers explains how to do this. Please be aware that some parts of the Website may not function properly without cookies.

The Website does not currently respond to “Do Not Track” signals.

7. Storage and processing outside Canada

Some of our service providers (including Google and Meta) store and process personal information in the United States. When your personal information is processed outside Canada, it is subject to the laws of that jurisdiction, which may permit foreign governments, courts, law enforcement, and regulatory agencies to access it. We require our service providers to maintain protections at least equivalent to those required by Canadian privacy law.

8. How long we keep your personal information

We retain your personal information only for as long as is reasonably necessary to fulfill the purposes for which it was collected, including to meet our legal, accounting, and reporting obligations. In particular:

  • Prospect and registrant records are retained for the duration of the active sales program for the project to which they relate, and for a reasonable period afterward to support follow-up regarding future Redekop Ferrario Properties developments — typically up to seven years after your last interaction with us, unless you ask us to delete your information sooner.
  • Personal information used to make a decision about you is retained for at least one year after the decision, as required by the British Columbia PIPA Regulation.
  • Aggregated or de-identified information that no longer identifies you may be retained indefinitely.

When personal information is no longer required, we will destroy, erase, or anonymize it in accordance with our records-retention practices.

Retention of your record in our CRM does not mean we will continue to send you marketing messages. If you have withdrawn — or never given — your CASL consent, we will not send you commercial electronic messages, even if we continue to retain your record for the purposes described above.

9. How we protect your personal information

We maintain reasonable administrative, physical, and technical safeguards designed to protect personal information against loss, theft, and unauthorized access, disclosure, copying, use, or modification. These safeguards include access controls, password protection, encryption in transit for form submissions, and written agreements with service providers that require them to maintain appropriate safeguards.

No safeguard is perfect, however, and no method of transmission over the Internet can be guaranteed to be 100% secure. Where you choose to communicate with us by email, please be aware that email is not generally a secure medium.

10. Your rights

Subject to certain legal exceptions, you have the following rights with respect to your personal information:

  • Access — you can ask us to confirm what personal information we hold about you and to provide you with a copy.
  • Correction — you can ask us to correct personal information that is inaccurate or incomplete.

11. Children

The Website is intended for individuals who are at least the age of majority in their province or territory of residence. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will take appropriate steps to delete that information.

We may update this Privacy Policy from time to time to reflect changes in our practices or for other operational, legal, or regulatory reasons. The “Last updated” date at the top of this page indicates when the Policy was most recently revised. Material changes will be communicated through a notice on the Website. Your continued use of the Website following any change constitutes your acceptance of the revised Policy.
