A real home office, built in.

A real home office means a door that closes, walls that block kitchen noise, and a desk that isn't your dining table. The D Plan's flex room sits on the ground floor next to the garage — away from the bedrooms and the main living level — the layout difference that turns "working from home" into actually working from home.

For two-earner households, it also means two productive workspaces under one roof — the flex room for one, a bedroom or the primary for the other — without converting the kitchen island into a call centre.

Every D Plan keeps the inclusions Addition is known for: private rooftop patio with gas BBQ hookup, central AC + heat pump, EV-rough-in side-by-side garage, Samsung appliance package, quartz counters, chevron-tile showers, and a Step Code 4 building envelope.

Nothing on the spec sheet is sold as an "upgrade". The rooftop is the largest of any plan; the AC is real central air, not a portable workaround.

A flex room is an enclosed bonus room – separate from the bedrooms – on the ground floor next to the garage. At Addition it serves equally well as a home office, guest room, gym, playroom, hobby space or storage – depending on what your household needs now and later.

How big is the D Plan?

1,645 sq ft of interior space across three levels, plus a 675 sq ft private rooftop patio – the largest layout at Addition.

How many bedrooms and bathrooms does the D Plan have?

3 bedrooms upstairs, a ground-floor flex room, and 2.5 bathrooms – a powder room on the main living level and an ensuite off the primary.

Where is the flex room located?

On the ground floor next to the side-by-side double garage – physically separated from the kitchen, living area and the three upstairs bedrooms, so it stays quiet during video calls and bedtime.

Is the D Plan good for work-from-home buyers?

Yes – this is the layout it was built for. A doored room, separated from main living and the bedrooms, with its own walls to block kitchen and household noise.

Can the flex room be used as a fourth bedroom?

It can be used for occasional guest stays, but it does not have a closet and isn't legally classified as a bedroom. For nightly use as a primary bedroom, one of the three upstairs bedrooms is the right answer.
